BREEAM Fit-Out — scope

BREEAM Fit-Out assesses commercial office CAT B fit-out against environmental and sustainability standards. It's the fit-out counterpart to BREEAM New Construction (for base-build) and BREEAM In-Use (for operational performance).

Rating levels:

London institutional fit-outs typically target Very Good to Excellent. Outstanding is rare in pure CAT B fit-out.

Credit categories

Credits distributed across nine categories:

  1. Management (Man)

    Project team, aftercare, commissioning.

  2. Health and Wellbeing (Hea)

    Daylight, thermal comfort, acoustic, indoor air quality.

  3. Energy (Ene)

    LED lighting, energy metering, low-energy systems.

  4. Transport (Tra)

    Alternative transport facilities, cyclist provision.

  5. Water (Wat)

    Low-flow fittings, leak detection.

  6. Materials (Mat)

    Responsibly sourced, low-environmental-impact materials.

  7. Waste (Wst)

    Construction waste management, operational waste provision.

  8. Land Use and Ecology (LE)

    Limited relevance in CAT B fit-out.

  9. Pollution (Pol)

    Refrigerant leakage, NOx emissions, low-impact materials.

    Easy win — LED plus DALI/presence control is standard spec anyway. 6–8 credits available.

  2. Responsibly sourced materials (Mat 03)

    FSC timber, certified carpet, Cradle-to-Cradle flooring. Specify early.

  3. Construction waste management (Wst 01)

    80%+ diversion from landfill via segregation. Easy for competent contractors.

  4. Water efficiency (Wat 01)

    Low-flow taps, dual-flush WCs, waterless urinals. Standard spec in 2026.

  5. Commissioning (Man 04)

    Independent commissioning engineer. Already standard on major fit-outs.
