Every major London commercial estate runs its own out-of-hours framework — different loading windows, different permit regimes, different noise tolerances. This guide summarises the actual rules estate-by-estate, so fit-out programmes can be planned with realistic windows from day one.

Why out-of-hours is non-negotiable in commercial fit-out

In trophy-tower and estate-managed London buildings, occupied fit-out cannot proceed during business hours — noise, dust, visible contractor traffic and loading conflict with the estate's occupier-experience standards. Out-of-hours is the default; in-hours is the exception.

Understanding each estate's actual rules governs both programme and price. Expect 10–20% cost premium on trophy-tower fit-out driven almost entirely by out-of-hours labour and logistics.

Broadgate Estate (British Land / GIC)

The 32-acre Broadgate campus — 13 buildings, 4m sqft, anchored by 100 Liverpool Street, 5 Broadgate, 1 Appold Street and 22 Bishopsgate. One of London's strictest out-of-hours regimes.

Estate-approved contractor status required. Typical mobilisation time from instruction to first works: 2 weeks (including estate approval).

Canary Wharf Group (CWG) estate

The tightest loading regime in London. 16m sqft across One Canada Square, 25 Canada Square (Citi), 8 Canada Square (HSBC), 25 Bank Street (JPMorgan), the Wood Wharf expansion and Cherry Park life sciences campus.

Can we request exemption from out-of-hours rules?

Occasionally, for silent works on a vacant demise within an estate, daytime working is permitted with estate sign-off. Heavy noise exemption is effectively never granted.

Do out-of-hours rules apply to snagging and minor works?

Silent snagging (touch-up paint, carpet-tile replacement, minor joinery) is typically tolerated in-hours with agreement. Anything producing noise, dust or odour triggers out-of-hours.

How much premium should we budget for out-of-hours?

Budget 10–20% over standard-hours labour. Highest on Canary Wharf and Broadgate trophy buildings; lower on King's Cross and More London.
