Lab classifications

• Dry labs — computing/modelling, no chemistry (commercial office+)
• BSL-1 wet labs — no/minimal biohazard, standard containment
• BSL-2 wet labs — moderate biohazard, gloves/gowns, BSCs, negative pressure
• BSL-3 — high biohazard (not typically commercial fit-out)

Infrastructure requirements

• Ventilation — 10–15 air changes per hour (vs 2–4 office)
• Fume hoods — biosafety cabinets
• Chemical resistant flooring — epoxy or sheet vinyl
• Specialist plumbing — chemical-resistant, separate waste
• Gas supplies — medical or industrial
• Emergency eye-wash and safety showers
• Separation of write-up from wet work

Cost

• Dry lab CAT B: £200–£280/sqft
• BSL-1 wet lab: £350–£500/sqft
• BSL-2 wet lab: £500–£850/sqft
