WELL Certification for Commercial Fit-Out

WELL certification is the wellbeing-focused counterpart to BREEAM. For commercial fit-out it's increasingly specified as a baseline by institutional landlords. This guide covers what WELL actually requires, cost and programme impact, and typical achievable certification levels.

WELL v2 — the ten concepts

WELL v2 (current version at Q1 2026) structures requirements across ten concepts:

  1. Air

    Air quality, ventilation rates, filtration (MERV 13+), smoking ban, entry mats.

  2. Water

    Drinking water quality, legionella control, water quality monitoring.

  3. Nourishment

    Healthy food access, portion size, food preparation facilities.

  4. Light

    Circadian lighting, daylight access, glare control, visual acuity.

  5. Movement

    Active furniture, active building access (stairs over lifts), ergonomics.

  6. Thermal Comfort

    Temperature set-point accuracy, individual control, humidity range.

  7. Sound

    Reverberation control, background noise, speech intelligibility.

  8. Materials

    Low-VOC finishes, transparent material declarations, hazard avoidance.

  9. Mind

    Biophilic design, restorative spaces, mental health support.

  10. Community

    Accessibility, emergency preparedness, new-parent support.

Certification levels

WELL awards four certification levels based on points achieved:

London institutional fit-outs typically target Silver or Gold. Platinum is rare — it requires near-exhaustive feature achievement including performance verification by third-party testing.

Cost impact on fit-out

Typical cost uplift for WELL Gold on a standard CAT B:

Total uplift: £15–£40 per sqft typical for Gold. Measure against the productivity and recruitment argument — on a 10,000 sqft office over 10 years, the cost works out at £15k–£40k annually.

Programme impact

WELL adds 4–8 weeks to a standard CAT B programme:

Common implementation issues

  1. Material declarations unavailable

    Smaller suppliers don't have Declare or Health Product Declaration labels. Substitution late in specification causes cost/time creep.

  2. Performance verification failures

    Air quality, sound or thermal tests fail at PC. Remedial works required before certification.

  3. Landlord control

    WELL air and water requirements often depend on landlord systems outside the tenant demise. Partnership with landlord essential.

  4. Occupancy-based requirements

    Some WELL features (like exercise facilities, lactation rooms) only assessable once space is occupied. Extends certification timeline.

Is WELL certification worth the cost?

For occupiers competing for talent in knowledge-work sectors (tech, professional services, creative), yes. For pure-play commodity office, marginal ROI. Depends on brand and recruiting strategy.

Do we need a WELL AP on every project?

For certification pursuit, yes. WELL v2 submissions require WELL AP credentialed consultant sign-off. For WELL-aligned but uncertified, not required.

Can we certify a CAT A+ space?

WELL Core rates landlord base-build performance; tenant CAT B can add WELL Certification on top. Both possible in sequence.
